Does Homeowners Insurance Cover Mold in Texas?

Usually only when the mold was caused by a sudden, covered water event such as a burst pipe, and often up to a mold sub-limit. Mold from long-term humidity, slow leaks, poor maintenance, or outside flooding is commonly excluded. Check the mold and water sections of your policy.

"Will my insurance pay for this?" is one of the first questions we hear when a homeowner finds mold. The honest answer is: it depends on your policy and, most of all, on what caused the mold. Here is how coverage usually works in Texas, what you can do to improve your chances, and how we help with the process.

The cause matters most

Most homeowners policies focus on whether damage was sudden and accidental. Mold is usually treated as a result of water damage, so the question becomes whether the water event itself was covered.

Often covered

  • Mold caused by a sudden burst pipe or supply line failure
  • Mold caused by an appliance that suddenly leaked, like a water heater or washing machine hose
  • Mold that grew while you were properly addressing a covered water event

Often not covered

  • Mold from long-term humidity or poor ventilation
  • Mold from a slow leak that went on for weeks or months
  • Mold resulting from maintenance issues, like a roof or plumbing that was not repaired
  • Mold from outside flooding, unless you have separate flood insurance

Mold limits and exclusions

Many Texas policies have a mold exclusion or a mold sub-limit, which caps how much the insurer will pay for mold remediation even when the water event is covered. Some policies offer mold coverage as an add-on. Read the "Mold" and "Water Damage" sections of your policy, or ask your agent directly.

Flood insurance is separate

Standard homeowners policies do not cover flood damage from rising outside water, like hurricane storm surge or flash flooding. That requires a separate flood policy, typically through the National Flood Insurance Program or a private insurer. Many Houston-area homeowners learned this after Harvey.

How to protect your claim

  1. Act quickly. Insurers expect you to prevent further damage. Fast drying keeps a water claim from becoming a mold problem.
  2. Document everything. Photos and video of the source, the damage, and your belongings.
  3. Keep receipts for any emergency repairs or expenses.
  4. Report promptly. Late reporting can make a claim harder.
  5. Get a licensed assessment. A written report from a licensed Mold Assessment Consultant gives the adjuster clear, independent findings.

Texas mold rules that help homeowners

Texas regulates mold assessment and remediation. For projects over 25 contiguous square feet, a licensed Mold Assessment Consultant writes a protocol, and a licensed Mold Remediation Contractor follows it. When the project passes clearance, you receive a Certificate of Mold Damage Remediation. Keep it. It documents that the problem was properly fixed, which can matter for future insurance and for selling your home.

We hold Texas Mold Remediation Contractor license MRC #2164 and Mold Assessment Consultant license MAC #2165. Texas rules do not allow the same company to perform both the assessment and remediation on the same project, and we will explain how that works for your job.
